With 500 berths and premium capacity for visiting yachts and superyachts set within a landmark waterfront destination adjacent to Hong Kong International Airport, SKYTOPIA Yacht Bay is set to give a world-class stage for yachting destination, a regional hub for a yacht trading, and a premier venue for international marine and lifestyle events.

Airport Authority Hong Kong’s Yacht Bay, the water-themed centrepiece of SKYTOPIA at Hong Kong International Airport, promises a fundamental reset for a yachting scene that has spent decades outgrowing its harbour.

Hong Kong’s yachting community has never lacked appetite, only room. Aberdeen Marina Club, Hebe Haven Yacht Club and a scattering of smaller marinas have long operated at or near capacity, pushing many owners onto swinging moorings or across the border to find secure, serviced berthing.

For vessels beyond roughly 40 metres, the options have been thinner still. However, Yacht Bay, home to the largest marina in Hong Kong to date, will also be the first project in the city that will cater to superyachts from the onset.

Five Hundred Berths, A City-Defining Number

The Airport Bay Marina at the heart of Yacht Bay will offer 500 berths, described by Airport Authority Hong Kong (AAHK) as the largest facility of its kind in Hong Kong, with capacity for medium-sized yachts to ultra-luxury megayachts, a scale the territory has never accommodated at a single site. For brokers, captains and owners who have watched Hong Kong cede ground to Singapore, Phuket and Sanya as a base for larger yachts, purpose-built infrastructure on this scale is the most significant structural change the local scene has seen in a generation.

“For many years, owners and industry have told me the same thing: Hong Kong has the money and the demand, just not the berths,” says Grace Chien, Publisher of Asia-Pacific Boating, the region’s leading yachting lifestyle magazine. “Yacht Bay changes that conversation completely, with Hong Kong finally building yachting infrastructure — paired with hospitality and yachting lifestyle aspects that will appeal to wider audiences — to match its ambition.”

Beyond the Berth

Yacht Bay is not conceived as a marina alone. A Marine Resort will add a hotel with direct marina access and a promenade of dining and leisure, while a dedicated aquatic entertainment precinct, billed as the largest of its kind in Hong Kong, is designed to give the wider public and visiting crews somewhere to be when they are not on the water. For a scene that has often struggled to keep guests, crew, and owners engaged dockside, that shoreside programming matters almost as much as the pontoons themselves.

“Skytopia represents an important opportunity to bring together the strengths of our region and to create new momentum for the yachting industry,” says Martin Lo, Director of CL Yachts. “With our heritage as a Hong Kong-based shipyard, we believe in the value of collaboration and in building one ecosystem where yachting, hospitality and local businesses can grow together. By joining forces, we can strengthen yacht tourism across the Far East, enhance the profile of those who operate in this sector, and create new connections with the luxury community. Skytopia reflects our shared vision of creating a new reference point for the way people experience yachting on a global stage, connecting places, cultures, and lifestyles.”

A Lift for the Wider Industry

A marina of this scale does not exist in isolation. Five hundred serviced berths imply demand for refit and maintenance yards, provisioning and crew agencies, brokerage offices and charter management, the support businesses that a mature yachting hub needs but that Hong Kong has never had room to grow. It also opens the door to events the city has previously been too berth-constrained to host, from major boat shows to superyacht rendezvous, the kind of calendar fixtures that have helped cement Singapore and Phuket as regional hubs.

A Marina at the Runway’s Edge

What sets Yacht Bay apart from anything Hong Kong has built before is its position inside HKIA’s Airport City, minutes from arrivals and departures. The AAHK describes the ambition as yacht-to-flight and flight-to-waterfront movement within a single destination, cutting out the road transfer that currently eats into a day’s cruising time from Aberdeen or Sai Kung.

“Owners and charter guests could land at HKIA and transfer almost seamlessly onto a tender,” says Chien, “and it’s this kind of frictionless arrival that’s kept owners choosing Phuket and Singapore over Hong Kong.”

“Any expansion and upgrading of Hong Kong’s yachting infrastructure aligns closely with the broader policy direction of the Greater Bay Area’s yachting economy and the holistic development of its related industrial chain,” says Tommy Ho, Chairman of the Hong Kong Yachting Association. “Skytopia, a planned marina development initiative, has the potential to draw broader industry attention to regional maritime connectivity and the long-term sustainable growth of the yachting sector. As with any major development, a pragmatic and measured approach, with careful regard to prevailing market conditions and practical operational considerations, is always beneficial.”

What It Means for the Scene

None of this arrives quickly. Yacht Bay is only now moving to the expression-of-interest stage, and pontoons remain years away. But for a yachting community that has spent years working around Hong Kong’s berth shortage rather than through it, the scale on offer changes the conversation. A 500-berth marina built for genuine superyachts, tied directly into the territory’s main international gateway, gives Hong Kong the physical infrastructure to finally match its ambitions as a yachting hub, and gives owners, brokers, and charter guests currently based elsewhere in the region a real reason to look again.

Unveiling the Festival of Connoisseurs at Skytopia

Early indications of that vision are already taking shape. In November 2026, The Festival of Connoisseurs (TFOC) will hold its soft launch across AsiaWorld-Expo and the SKYTOPIA Water Body. Bringing together a range of luxury lifestyle, business and cultural communities, the event offers a glimpse of the integrated destination experience envisioned for SKYTOPIA, where waterfront attractions, hospitality, commerce and international visitors come together in a single setting.
